Find out if they've managed property before, how long they've been in the business, and what property types they're familiar with.
2. How Many Properties Are You Managing?
There's no right answer to this question; it all depends on what you're looking for.
If they're only managing a few other properties, there's a better chance that they'll have time for you in their schedule. If they have a long list of properties to their name, they're clearly in demand, but you and your property could also get lost in the noise.
Decide ahead of time how available you want a property manager to be.
3. Do You Have Any Certifications?
You don't need to ask them what their college major was, but it is a good idea to ask them if they have any certifications. The California Association of Realtors, for example, offers a certificate in property management.
Certifications let you know that this person will understand how to keep your property up to code and will know the applicable laws they need to work within.
4. How Do You Determine Rent?
Rental properties are often a source of income. The last thing you want is a property manager who undervalues your home and undercharges on rent.
Hearing them explain how they determine how much rent to charge will let you know how good their market knowledge is. They should have the analytical skills to look at the neighborhood, any special features in your home, and other important factors to determine rent.
5. How Would You Deal with an Eviction?
Not all potential tenants work out. If an eviction needs to happen, you'll want to know that your property manager is prepared to deal with the situation swiftly and professionally.
There are proper steps they need to take to evict a tenant and stay within the tenant's rights and the law. Evicting someone without notice can be grounds for a lawsuit in certain situations. Check to make sure they know and understand the legal process.
