Clockwork performs a comprehensive Pre-Leasing Home Assessment prior to marketing your home. If there are any clean up or repairs needed we will solicit estimates. If estimate(s) are approved Clockwork will supervise the work and provide before and after photos. The homeowner is also welcome to coordinate work themselves.

Owner Updates

Owners received weekly updates and advice from your dedicated Leasing Agent. Each report will provide details of how many inquiries were received, how many showing tours were performed, and if there are any pending applications. On average it takes 1-2 weeks to secure a qualified renter.

Comprehensive Tenant Screening

Clockwork completes thorough credit and background investigation on each applicant. The investigation includes the credit report, analysis of installment and revolving debts, employment verification, income verification, debt to income ratio calculation, criminal background check, rental history verification and eviction check.

Tenant Move-In Home Assessment

A Clockwork agent will meet the tenant(s) at the property, and photograph and document the condition upon move-in. This comprehensive report provides a standard to hold tenants accountable to when they vacate. Reports are available to owners to view through their Owners Portal.


Single Point of Contact

You have a dedicated Property Manager that will be your single point of contact. This means when you have questions you will be contacting the person that is the most knowledgeable regarding your particular property. The Property Manager’s primary duties include:

Full-Time Accounting Staff

Our goal is to maximize your income and minimize your expenses. To keep track of your income and expenses we have a full-time Accounting staff. Our team works diligently to keep your financials in order. The responsibilities of our accounting team include:

  • Rent collection and recording
  • Paying vendor bills
  • Monthly owner disbursements
  • Monthly owner statements and reporting
  • Security deposit disbursements
  • Tax statements and 1099s
  • New owner, tenant, and vendor setup

Owner Statements

Owner payments are processed on the 8th of each month and should arrive to the owner in their bank accounts between the 9th and 10th. We send that payment with an emailed statement that you get every month. We pay our owners quickly and safely through ACH processing directly to your bank account. This eliminates lost checks and the need to go to the bank each month to deposit your rent proceeds.

At the end of the year, in order to prepare for tax season, we will provide a 1099 form and a cash flow report for all expenses, and income from your rentals over the previous year.

All financial information is also available through our online Owner Portal.

If the tenant does not pay rent on time or violates the terms of the lease, we initiate the proper notices and legal steps necessary to minimize your costs and get the property leased again.

Scheduled Assessment

Professional Assessment of your property both inside and out are necessary to assess property conditions and ensure tenants are complying with the terms of their lease. Below are the 5 types of assessments performed:

  • Pre-Leasing Assessment - We perform this assessment prior to marketing your home to determine any necessary work to be completed.
  • Move-In Assessment - Move-in assessments are performed to thoroughly document the condition of the home when the tenant takes possession.
  • Move-Out Assessment - Move-out assessment are performed to thoroughly document the condition of the home when the tenant turns over possession. The assessment is then compared with the Move-In Assessment to determine any claims that may be necessary against the tenant’s security deposit along with any other action which may be necessary.
  • Periodic Assessment - A periodic assessment is performed approximately 90 days prior to the lease expiration each year. Assessments may also be performed if there is a suspected lease or HOA violation.

Move-In Assessment

We don’t simply tick boxes on a list. Using our assessment software complete with multiple photos or video, our team performs an in-depth Move-In Assessment with the new tenant.

  • Completed Assessment reports are emailed to the Owner
  • Any work yet to be performed is communicated to the Owner
  • All data is stored and accessible in our Property Management software

Move-Out Assessment

Upon the tenant’s move out, our team performs an in-depth assessment using our assessment software complete with multiple photos or video. This is done to compare the condition of the property to its move-in condition. In the unlikely event that any damage is done to the property requiring a claim against the security deposit, the property damage is thoroughly document through photos and video.

  • Completed Assessment reports are emailed to the Owner
  • Owners can easily approve any work to be performed
  • All work performed is tracked online
  • All data is stored and accessible in our Property Management software
